I am assuming that means that the debt was accelerated. would have to see if an acceleration was explicated stated on any mortgage information that was mailed to the homeowners. not sure how else I would be able to know if the debt was accelerated.I find it odd that there is no property preservation on this house (not winterized or secured). also found it odd the foreclosure wasn't filed in 4 years but guess thats nothing out of the ordinary.I spoke to veripro and they said they don't offer deed in lieu and they don't foreclose themselves. if they can't settle then they just sell the note to the next servicer/debt collector who is in the foreclosure business as well.

@Ethan Cooke all the SF RC regulations still apply- like tenants ability to add roommates as they wish, without your explicated permisssion as long as they don't over crowd, which is liberally defined.

In your loan application for TX the hard pull will come up and they will have you sign a form with all recent hard pulls stating whether you received loans or not and discrepancies in credit report and ask for explications.

I could not believe the judge was siding with the tenant when the lease agreement is explicit I the fact that the hot tub is not functional.I just hope the judge agrees and evict him for not showing the property instead of saying "well he has to go out of his way to show the home now!!

This said, here is what we're doing, based on the fact that our tenant's lease is not due for renewal several months down the road.Whenever there is a lease violation--in your case, assuming it is explicitly, in your lease language, smoking and/or other explicity prohibited behaviors--you send your tenant a Notice to Cease.

Since it isn't explicit I would place the same 30 day limit on the tenant as is placed on the landlord but that's just me.
