I live in Reno Nv, a market very inflated by Californian emigrating from metro areas.

Regardless of where the new people emigrating from, I think the challenges are basically the same (increased demand, stress on  infrastructure and services, etc).The real question is how are you going to use this information to alter your investing strategy? 

It does push them income wise, they stated $70k, but he's a freelancer just emigrated from Britain and he said $20k, she's a HS teacher making $50k.

@Erik Whiting I understand what you're saying, but in practice state borders are porous and we've seen a lot of people leave Rhode Island for other parts of the country where governments and taxes are more friendly to businesses, and consequently there are more employers/jobs available.Texas and the Carolinas, not to mention Florida (an old favorite of Rhode Island emigrants) have been places people have commonly gone after leaving RI.

Japan's "Japan First" program is extremely successful, with little or no foreigners allowed to emigrate there.

Is the state experiencing a change in immigration/emigration?
