Currently there is plastic sheeting covering the hole in the ceiling, about 4'x4'.

That is the worst black hole in my opinion in the transaction. 

Sometimes if there are large structural components like columns running through a unit space, they could be excluded from the unit area itself like a donut hole in the middle, making the outside to outside measurement larger than what is in the condo plan.

Mainly because, while I think there are some that offer truly valuable information, you need to know where you "holes" are to make sure you are plugging those. 

Those couple of little small stress cracks  in the wall you took a picture of as well as the hole in the door are easy fixes.   

I imagine the more I question their motive the more holes will be poked in the scenario.

I do like the built in leasing that apartments offers over the OG Cozy site, but I don't really want to pigeon hole myself into the apartments.com brand (or Zillow, or any other of the type) so I'm starting to use rent redi.

I started by patching about a dozen (not small) holes in the wall, re-doing all the drywall in the bathroom, installing new shower plumbing, putting in recessed lighting, installing seamless LVP throughout, texturing/priming/painting all walls, installing new 5 inch pine baseboard all around, and installing custom bathroom vanity/pantry cabinets, and hanging new custom shaker doors in the kitchen.
