FYI, my mold guy told me if you spray mold with bleach it may discolor the mold, but not kill it depending on what kind of mold it is.

hi arthur,I have before pictures, but the pee stains are very hard to detect. i do not have to replace the carpet and they ran the wet style vacuum on the carpet on numerous occasions. the discolorations though are still there. i charged them to repair a dark spot (left a bag of potatoes for a long time), but not for the pee stains.just wanted to see what everyone else does when tenants move out and the carpet has stains.

The current state of discoloration of the shingles is reasonable under the circumstances and meets the requirement to be "as close to the original as is reasonably possible."

But we had some of the issues you noted, small things are big in the eye of an inspector, we had one item I missed entirely, posts for the deck on the house were not bad, but were discolored and getting damaged.

The walls had stains from the years of smoke and the carpet that was probably at one point beige was discolored to a grungy brown.

Based on your comments, I am going to:Cut the shrub & grassPressure washer certain parts of the front as the shrub is covering some exterior discoloring Depersonalize throughout the house, while also reducing some of the furnishings Take new pics & likely reduce my price Hope I can get through everything this weekend!

@Stephen HuffMy points:The OP is not even a member of the HOA (and never will be, his parents MAY become members)The OP knows there is a wet spot on the carpet the size of a dinner plateThe OP has not paid for an inspector and I would guess has no inspection report, he is relying on the word "Mold" which is passed through a seller and two agents, where a report could say "discoloration" or "Mildew".

Since this place is in NJ, humidity is a factor, much like Maryland so you'll want to look for any discoloration (i.e. mold), especially in the bathrooms, under the sink, basement and attic.
