I've found that few clients are that disciplined. 

Brokers either get leads through a network of brokers in other disciplines or organic contacts.

Discipline. 

Land development and construction are two different disciplines.

Transitioning into real estate investing is exciting, and your healthcare background and discipline will serve you well.

I appreciate the comment and your advice....my discipline to reach these goal will get me far. 

Solution: You are not going to like what I am going to say here, but it really comes down to your self-discipline, which is why this is probably the hardest aspect of achieving your goals.

I do agree with you, when your margin of error is higher you don't have to be as precise which ultimately leads to waste in profits and prolongs your abilities to reach your goal if you are not disciplined.

But I know the best way to keep discipline is with clearly spelled out rules, on paper and signed.  

The primary goal is appreciation adding value building equity and therefore net worth.I’ve been at this “game” 46 years  and there is no magic bullet.It takes time, discipline and consistent effort.But it can be done in 10 years.Of course this means living below one’s means - ie spend less than they make - to develop and build cash and capital that can be invested and then watch ot grow over time.Hope this helps.Arn
