I'd get a pressure washer and clean the driveway, that way it won't need to be painted again-let it go back to the natural colour of the concrete or asphalt.

If you replace it, do not let the tenants have any say in what type or colour of carpet it is and BEFORE you get anyone in to measure or install, get it in writing that they will have the entire room emptied and make the house available at a pre-arranged time for the carpet installers.

Sometimes, they can pull a piece of carpet from another area (eg closet) and patch it, but it can be hard to get an exact match as the colour will fade differently depending on where the carpet is.

Albeit a delicate balancing act, I believe that the Fed is in a strong position to, shrewdly, announce more rate cuts over a longer time horizon (perhaps 25 bps every six months through 2026 with one in 2024 – likely right before the election).
