I'm now considering expanding my real estate ventures into building custom homes, but I know this is an entirely different beast between the required capital, learning curve, time committment, etc. 

What should I look out for while writing my contracts and explaining them to customers?

I found some articles and old forum posts on BP last night that discussed problems with financing and insurance for this arrangement. 

I had replacement coverage insurance and received about 300K to restore the house.

I have a couple insurance brokers that may be able to help.

Usually when I close on a house, the insurance company sends out somebody to do a visual inspection.

We don't rely on insurance, they love to deny.
