welcome to a world of real estate investing posibilities.

Once I accomplish that, I plan to move outside, posibly Florida and the property in NYC will finance both itself and the second property which will be much more affordable.

RIght now I must sell this property as soon as possible, and posibly find a deal with no realtors at all.

They should offer their best posible rate.Why?

Consider yourself lucky , you could have a tenant not paying rent and you would be stuck not being able to evict now and for the posiblity of more months to come .  

Like some of you have said, there is no way to protect yoruself frome very posible situation or hazard but the feedback I am getting makes me realize I need to continue to anaylize and improve on my lease yearly-which I will make a part of my process moving forward.
