The previous owner who was planning to make a pet hospital had some of the drawings and plan done on this old building.The previous owner also had no plans for addition or extension of the existing building since it requires zoning of a plot which is more time consuming process based on the feedback I received from county and a couple of civil engineering firms that I reached out to.I was provided the following list for civil engineering work.Pre-construction phase1.

People who sell their houses to the ibuyers, usually at 20% below market because they’re attracted to the fast close, no hassle, no Realtor aspect remind me of the people who trade their car in at a 40% “hit” when the initial tires wear out at 30,000 miles, or the people who pay 19.8% interest in their credit card rather than get a 8% consumer loan because they’re attracted want to avoid the hassle.

but, just to be candid, with the market the way it is right now, it's the most hands-on, time-consuming, gnarliest projects and strategies that are generating the best returns (and i am not recommending those - just stating a fact.)plain vanilla LTRs are still a great strategy in the long-term - they're just tough to acquire and they're not going to cash flow.can you tell us a little bit more about your background and what time you do or don't have available?

Transcribing transactions from bank statements, posting transactions to the correct accounts, and then manually creating an income statement, statement of owner's equity and a balance sheet is a fairly time consuming process and I have not been able to keep up with the book keeping between my regular work responsibilities.What accounting software do people recommend?
