Outside of my friend group I found that most people looking to rent a room in a house with strangers were medium-term type renters so there is a lot of what we call "churn" or turnover and vacancy loss.

Due to the nature of a fund model, the projections we shared with our investors, changes in the post-pandemic market, and the fact that a significant portion of the returns to our shareholders are realized as the facilities become stabilized and begin to churn out cash, high cash-on-cash returns during the first year of this fund – designed to acquire troubled, turn around assets – did not result.

Is tenant churn and NOI improvement something property managers are held accountable for, or is that more of a company-level concern?

I don’t dream of managing dozens and dozens of listings so this will be quality versus churn and burn service.

Don't worry, flights would essentially be free (I have tons of points and credit card churn), and I’d have a free place to stay when I am working in California.

I sold Churn Creek Village, the 93 units right off of the highway, and I've done quite a bit in Northern California.
