Then a "surge" when the tenant paid up months later bc usually a tenant has to not only fall behind but MONTHS of rent have to go largely unpaid to warrant eviction.If the P&Ls were "doctored" by the seller, that seems like pretty big cause.

Do I give up access to transportation, restaurants, cultural activities, doctors, emergency medical care, religious and business activities, vet care and maybe more, to live in the country on my ranch or on the beach in a beautiful country, or do I keep access to all those things and live in the city?

Just like going to a doctor and them saying "this is gonna hurt", you do not like them telling you, but i would rather be told them have them do it and me scream WTF that hurt, why did you not tell me.The other area where people can overcome this is by actually managing the asset and portfolio and showing your investors that.
