A contractor who promises all 3 (cheap, good quality and fast) will either be out of business or is simply blowing smoke.

But instead of pulling out of the market, we fired them immediately, brought in a great PM through a local agent referral, and had the home leased within a week.

There are a few things that you can do to help protect your listing, this is not exactly an exhaustive list but just a few things: - You can install a ring doorbell so that you have video evidence of who is coming in and out of the house.

Great advice above- I'd invest in a consult with a local tenant/landlord attorney and have them modify the lease they use for your situation.
