You are correct that this project Does Not qualify for self-cert; as the "Increase in number of dwelling units in an existing building" is specifically listed as a Disqualifying Feature.

Perhaps you should plug a picture of the house into the certa pro home paint application which is pretty easy to work with and play with the roof color just to give yourself an idea of what asphalt would look like.

Michael, I recently had trouble with the sewer line in one of my 2 families, it had to be replaced at part of it, the front lawn and part of concrete floor had to be opened up, pipe fixed and the rest put back. i also put the tenants up in a hotel for the night,plus clean up of the basement that filled with sewage from Certa Pro, the cost was about 3k minus my deductible of 1k the insurance covered the other 2k. i received that check just in time to pay my insurance premium for that property ( coincidence i do not know :) ) . but i do require every tenant to have renters insurance and my PM makes sure of that. you just never know when and if something is going to happen and if it does, would you have the funds to cover it if anything ever happened ?

@Phil JanasacI believe Brie is correct, if the city issued the zoning cert as 2 units and you buy it, you cannot get it changed just by presenting evidence that it used to be 3 units.
