I agree that keeping the goals fluid to adjust with the market is important.

Cameron,One of the faster ways to become cash fluid and have enough to buy a few REI is to get your real estate license. 

Can I learn to change my brake pads, sure. 

In my simple mind, we can't seem to find a way to make things fluid, hence we always have a chokepoint. 

Steve,Unless you are cash fluid and have a good chunk of change to continue to buy more properties, I would tell you to pull out some cash.

I had recently bought and refinanced a car when the brakes went out on my college ride, rate shopped on the house over a long escrow period so they didn't get viewed as rate shopping, and I financed the renovations through 0% credit cards, so in total had 8 inquiries and multiple new accounts in the last two years. 

Now the fed choose to press the brake as inflation is sticky at 3%, we would see what's going in 2025.but from the fed mandate to reduce inflation, they want the rent growth to be flattened, so they would sacrifice the CRE (aka equity ownership). this is way also why lp investor has to invest in common sense, if the boss want the rent to be reduced, don't go against the boss.... just don't invest.

Hi everybody, I have become close with a seller who is looking to sell the rest of his portfolio to me and is willing to work with me on the terms.He will make it so the properties will at least brake even on the cash flow side and only wants 10% down.
