The information is out there, you just have to know where to get it.One last thing, my wife and I have made it a ritual of waking up on Sunday morning, grabbing a coffee at Starbucks and driving all around neighborhoods that we are interested in to see what is happening and talk to residents that live there.

(I really just got lazy with it and stopped playing competitively, and okay I had moved on to casual leagues where drinking was the pre-game ritual....that's when I decided outfield was safe and fun. ha)I don't invest in CA at all.
