Do your due diligence.furthermore, are there any burnout houses close by, is it in a safe neighborhood, is this in a rural area, is it a metropolitan area, what's the economy like there, just because other places nearby are renting doesn't mean that your house one block over is not next to something that is uninhabitable, or poses a security risk, or maybe near an abandoned field, a graveyard, an airport, many different factors there to consider.

Proximity to mass transit (mentioned by another poster re following them), proximity to downtown (maybe not so much now with work-from-home being a thing), proximity to airports, highways, pollution-belching industrial plants, hospitals, universities, the lake, etc., all help to define which South side neighborhoods have what it takes to overcome market inefficiencies and become "up and coming."

To ty Coos county and Bend together brought back memories of a trip I took in the late 90s when Bandon Dunes first opened.Friend of mine in Santa Rosa has a home at Cross Water and a hanger there at the airport and of course a nice turbine twin to put in it.We departed SR for Bandon played golf that day spent the night at Bandon dunes got up early played 18 holes at Bandon again jumped into his bird flew over to Sunriver got there by 12 teed off at cross water at about 1pm and played 18 holes there.. so may one of the few 4 somes to ever play Bandon and Cross water in Sunriver on the same day LOL..

I once bought a house in Essington (Tinicum Township) - 5 minutes from Philadelphia Airport and I learn that the small Tinicum Township had a lot of income from the airport economy: hotels, crashpads, parkings etc
