Even with a great opportunity, trust is the foundation of any partnership.In my partnership, we had already worked together on multiple deals—me as the agent and him as the investor buyer—so we had established a strong foundation of trust.

Keep in mind that this is also a very tough time to be entering the market as an agent because the inventory is so low.  

Once docs are submitted, and we have any changes in Loan Specifics it gets communicated within a 24 Hours.  

I would focus on being an agent and building that business.

This is not unusual in the retail real estate agent world.
