From the commercial side you have more ability to force appreciation by increasing the NOI. 

In other words, they are in some sort of financial situation that is forcing the sale of the home.

However, the entire market depends on Robins Air Force Base, with not much else moving the needle.

Although again the guys i funded that have 250 plus units probably have 10 mil or more in forced equity. 

When will the government wonks realize it is hard to force the free market to solve a problem they helped create?

After talking to support (who were actually quite responsive and helpful), they told me I had to publish the ad with only one photo first and then re-post the ad with additional photos later to force the first photo to be first.

In the long run, I want to have properties that are producing strong cash flow (eventually would love to own small apartment buildings and syndicate larger deals), but it seems that focusing on cash flow and reinvesting those cash flows will be a slower process than focusing on properties prime for appreciation or with opportunities for forced appreciation.

They seem to either go one way or another, NO investors with strict HOA rules, or full force on investors.
