If you are the nicest 4/2 out there in the market and all the rest have not been remodeled in say 15 years, and your property was remodeled a month ago then the price on your property will be easily justified at a higher price on the listing side.

In which I have just finished remodeling.

House hacking our basement as our first investment, we have remodeled and redone our entire basement and now getting ready to rent out.

But, since I'll be there for at least a year, I've considered buying a live-in flip house to remodel and sell or rent later.

I have remodeled several hundred places and the ones made with particle board look good but don't last. 

Should I buy it and take  500-600 less profit per month knowing I can sell it for a large profit as is or even more if completely remodeled?
