Would love to get anyones experience on househacking in this particular market and any insights on the north carolina market areas

Here are some of the areas that I focus in on:West side - West boulevard, Cudell, Clark-Fulton, Jefferson, Bellaire-Puritas, Old BrooklynEast side - Fairfax, Buckeye-Shaker (the north side), Waterloo Arts District, Garfield Heights, Maple Heights, Newburgh Heights, Lee-Miles (the north side), Bedford

But because the seller won't share my offer to the seller, me nor the agent knows what the seller wants.

Does North Carolina law require sellers to disclose past repairs or damages, even if they have been fully addressed?

Don't have any land specifically, although we've got a small town about 40 minutes north of Baton Rouge we've been investing in lately that seems to have some demand.

Think across the river or highway from the East End, or south/north of downtown in neighborhoods that have easy access to the city and walkable downtown areas.

I just bought a SF rental from a wholesaler in Detroit (just north of Bagley and south of Ferndale) and have another on market deal under contract in the Morningside area.

I spend majority of my time in central and North Jersey.  

I am also a licensed EMT, and would love to provide housing for travel nurses, contractors, etc. in that realm since I can relate to them in previous jobs that I've had.I'm looking to invest in these states preferably: Georgia (1st choice - preferably near or south of ATL or in/near Savannah), Alabama, South or North Carolina, and Florida.
