Ideally, if we go SFH I would like something that needs some rehab first to create some appreciation (I am a Gen Contractor) so I would hope to find something that CF at least 400-700 after rehab and the original 20% down.

Oh and If you buy a property out of state, as a realtor you are entitled to a 25% referral fee which comes from the commission of the agen you are working with.
