Hi @Josh Walker,Your lender local to Detroit must be using some homeowner's insurance premium "shouldn't come in higher than..." assumption(s) to qualify people because HOI is part of DTI.

@Phil Ho,I went on the Belize tour with them (for cacao) back in September and got to meet everyone.

I'm using 120.00 for the millage (will vary by location) and $2,400/year for HOI.

This is due to the number of months the Bank/Lender is required to hold in escrow for both taxes and home owners insurance.As an example if you buy a home at or over $500K and the taxes are $9800 a year and you buy in a certain month you may be required to have 1 year up front paid on HOI & Taxes plus several months escrowed.

Ive looked into many of these topics you've mentioned above and thats ho i landed on ohio. 

I’m spooked because a house hacking friend called to ask his HOI company this same question before he started renting out rooms, and they just flat out dropped him.

I think some markets, mainly the STR runners, have another 10-15% to go then the markets hit by HOA/HOI/Taxes still have a bit more correction to go for. 

Let me guess you're going to be surprised when your HOI goes up too?
