Once they exercise seller financing, the property is sold and all 1031 rules apply. 1031 has specific timelines.

So ultimately we decided to suck it up and not take on the additional equity, which ultimately required us to take more time on completing the needed rehab, however in hindsight it was a good decision, because even just among our own family there's been lots of dispute on what we want for the business plan and personal STR useage....

If so that's a big additional risk for the buyer.

Then figure aprox what your refi numbers/value would be given those rents/expenses at a stabilized point,  and that to me is your "all in" - From there it becomes an exercise of what it will take to get to that point or property condition?
