As a result, we have significant water damage to the floor and rugs in that 2nd floor bathroom and a bedroom, plus there is even more significant damage to ceilings, walls, furniture, and rugs to 2 bedrooms on the first floor.Our initial goal is to dry as much water as possible with wet-vacs and dehumidifiers.

Hire a contractor to cut open the ceiling so it can dry out.

I can really empathize, I've been under the knife many times.FWIW So far my kiln dried lumber is still going down & I only by American made electrical materials from Schneider corp.

I told him to pull out everything that might have gotten wet, get everything dry (to prevent mold), and make sure it was done right. 

All of that is pretty cut and dry. 

I'm living off of cash reserves and burning through it - there is a well dry date looming on the horizon.

We have dry powder right now and am torn at putting more with them or going into PPR.

The industrial buy and hold buyers have virtually dried up in San Diego.  

@Albert Gallucci this is the 64,000 question and I tend to agree with @Jaron Walling it's really not that cut and dry. 

Getting $109 for doing nothing and watching paint dry.
