It is easy to say, for instance, I believe office conversion to apartment is too risky in this market, so if I received a deck from a syndicator for a project like that, in about 30 seconds I can see what the plan is, and then discard the deck.As always, appreciate your inputs in assessing passive investments.

These days, I probably discard about 95-98% of them without even considering going to look.Again, those are rough numbers (for today) since we're not buying a lot of deals ourselves.

Based on the numbers you shared, we can discard cashflow and Flip, and I would only consider that deal for appreciation if you can afford the PITI payment (principal, interest, taxes, and insurance) if the property does not rent.Alternative ways to minimize your risk would be opting in for a downpayment assistance program(if you are eligible) where they help you with the downpayment and sometimes, depending on the program, you don't have to pay the money back (based on certain conditions) and moving into one side of the duplex (house hacking).

I've purchased a used fridge for $200 that has done well for me over the years. some people prefer to buy new fridges rather than clean out their existing perfectly good one, and those discarded units taken away from an new purchase delivery are the ones that I usually end up buying once the retailer cleans them out and makes 100% profit.

I too use it and almost automatically discard every property I see because none of them meet it or even come close.
