Depending on the lease and receiving the death certificate send the check to either "the estate of XXX" or if Dad was also on as a financially responsible party I'd make it out to "Dad, or the Estate of XXX" so he could deposit it himself.

It's the same principle you would practice with a mutual fund: it continues to grow (hopefully) and you pay a tithe from the prophets received at the time the profits are received.I am not strict about this by any means, for myself or others.. what other people give is not my business and I do not believe in people giving under compulsion.

Though I write that we’ll provide $XXX toward the funding of our borrowers’ next deal, like most lenders, I qualify it by stating that this is not a loan commitment but is pending approval of the property, an acceptable preliminary title report, and some other weasel words.Why any borrower or their agent would accept this is beyond me, but they do, and it seems to be what they want to keep the deal moving.

So my point would be that the appraised value isn't always equal to actual value on a purchase appraisal.If everyone is month to month you have a lot of flexibility to go back to them and say, "Hey, we just got the property tax increase for the year and this will necessitate an increase in rent to $X,XXX/ month.

give the tenant notice that you will have the car towed if they don’t remove by xxx date, and make sure you address problems right away instead of avoiding them.
