We have tenants that looked good on the application and background check that when they showed up with pet in tow (no pets allowed), 10 relatives and vehicle filled with trash and cigarettes in everyone's pockets that we knew this would be a problem lease.

We only allow 2 pet dogs.For ESA we use PetScreening.com and require any letter abide by AB468 and the medical provider that supplies the letter must state that they are aware of the requirements of AB468 and the consequences for providing ESA letters solely for a fee.We also charge an application fee.

Keep in mind this lender does not know you does not really know the property.. they are simply making a loan based on a loan application and some sort of apprasial..
