While it doesn't hurt to ask the dad to take a look at one (provided one is sent to the house), for someone who is saying that they DON'T KNOW, would have already exhausted that possibility as long as they really intend to sell the place.

I'm trying to decide if it's worth it for me to buy investment properties before I've exhausted my ability to house hack with 5% down on the first 4 properties.
