Of course, I would get a 5k deposit, but I'm only gonna get that after inspection.

Dear BP community,There are some agencies which help the section 8 tenants to pay their security deposits ( at lease here in Philadelphia, PA).Who supports those agencies?

I have never asked a tenant to make rent or a security deposit payable to me personally going back 16 years.A friend has had dozens of rentals since 1982.

We do: written offer with EMD (normally $500 - $1000) > signed acceptance (creating a binding contract) > due diligence > signed P&S with second (generally much larger) deposit > underwriting > closing.I'm told that we could technically close right from the written offer without ever executing a P&S.  

Do Not offer anything as a "deposit," "down payment," or "credit," prior to opening escrow.

With utilities you can have it in your lease that tenants pay them and take it out of the deposit if they don't. 

Getting specifics signed off on , and of course being in custody of their deposit + last months rent is the best way to get cooperation.

. @ 3.5% down FHA, requesting a 3% closing cost credit, you could walk into closing on a $150k property with less than what first-month's rent + security deposit would be on an equivalent unit.

Things we did not give a flying crap about.Make sure you get a non refundable deposit.
