A lot of landlords end up renting to the guy with 3 pitbulls when they are uncomfortable doing so because they think they have to.

I've looked into some, but haven't found any that I can apply for other than FHA (they all seem to require prior military service, lower than median income, or no multi-family).That is well above my intended price range, which while uncomfortable would build equity much, much quicker than what I have been looking into.

Also, if you are routinely making low offers (like I am), you just have to accept that you're going to have a very low hit rate. 

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

Each state is different and some brokers/agents tend to be a bit uncomfortable with the idea of wholesaling.

Schedule the routine pest control as an exterior treatment. 

In other words annoy them and make them uncomfortable.

I do background checks and credit checks and if a person is in a good place now and has been showing consistency and responsibility I take that into account.It makes me a little uncomfortable to ask, but I’ve asked for more information about the circumstances surrounding whatever happened and sometimes that can set you at ease too.

I have also asked the same question to some other forums and most people would agree that, small routine questions are uncharged for.

But because that is uncomfortable they look for "creative" ways to avoid doing it.
