Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I only advise people to get into short-term rentals IF you are going to make it your ONE THING and go all in on that...having to set up all the necessary systems is a HEAVY lift and not worth it without scale...I have done it and not at scale and it was not worth the hassle. 

@Lucas Hunt50/50 is not uncommon - but also partners breaking up is also highly likely so what I would recommend is in the company operating agreement or in some type of agreement make sure you went through all the what ifs that could happen and how they would be resolvedIt’s a lot better to resolve them now versus when their is a dispute

Similar for a shower with a proprietary enclosure and a Schluter system and fixtures which bear an enormous discount to plumbers and installers.Paying the GC on day one for these things does not reduce the risk to the GC unless it is established in the contract that materials are paid upon delivery to the site.
