Spend more time analyzing and risk missing out on even low returns by leaving capital on the sidelines?

I think that 18-24 months ago there was a large pool of buyers who were sitting on the sidelines waiting for prices to come down.

However I have my savings account on the sideline. 

Until you know how Agents, and Agency works, (along with short sales) which you clearly do not know.. may I suggest respectfully that you sit on the sidelines and learn something?

Sitting on the sideline waiting for a crash will only waste time. 

But would it be wiser to use a rehab loan or hard money loan and keep my money on the sideline?

Too many people with money out there ready to do deals.Even on the commercial real estate side I have many buyers with capital ready to play that have been sitting on the sideline for years waiting for the opportune time.
