Thanks for the tip, here in AZ prices are still high , im looking at sub $220k .

Look for local real estate investor meetups to meet people who are possibly willing to share their experience and what tips they may share with you.

If appreciation on the vacation property is what tips the scale for you, why would you compare it to a C/D rental, which likely has low appreciation but higher cashflow per dollar invested?
