Buying a raw lot takes on quite a few risks not limited to understanding your utilities, infrastructure, and natural resource restrictions. 

If you can get a 90% cash-out refi on raw land...take it.

My experience is with buy and hold.I suggest you check out the blog and search the forums for more specifics based on what you're trying to accomplish (single family rentals, multi family rentals, flipping, condo conversions, raw land, etc.).Good luck and happy investing,Mike

Payment structure for this scenario I have seen would be to sell the raw lot to the buyer (at  maybe a 50k premium, on a 300k lot), then have either a flat fee or percentage fee based on cost of construction.

Hello,     I own 110 acres of raw land free and clear that percs. 

They have proven over the years to be cheerleaders rather than true economic analysts.But overall, get the raw data that pertains to your area and follow what it says.

BTW, as a contrarian investor, a decade ago I looked at non-conforming condos as 'raw meat' in an otherwise highly priced market.
