If you want to acquire more real estate I suggest more savings or sell the other property with equity. 

Where do you think a rehab is more likely to net the better sweat appreciation the high property value market or the low property value market?  

I only have 1 property under my belt and am currently house hacking my SFH.

I have reached out and spoken with the HOA management property manager myself, and just keep getting BS excuses and no sense of urgency on this matter. 

There was no "assign to property" option and basically I had to re-add their profiles to assign them to a property, which was clunky.

This last year I've been trying to really learn the business and begin to market for properties.

Are you moving to different neighborhoods, changing your renovation budgets, or holding properties longer?

One thing to be mindful of is the cash flow of the property as you get into higher LTVs.

There will also be closing costs to refinancing into DSCR.Lenders need 6 months to refinance a loan, anything sooner, you're probably paying a good amount of points / DSCR has to be rock solid.There also may be additional costs in maintaining your property.
