There have been no up-grades to the property and in fact, driveway will have to be re-poured, entirely new landscaping (sod front and back) new fence. 

Make good grades.  

You more than likely need to invest higher grade material & better craftsmanship to gain the most spread on the flip. timing is important too, you need to reduce your holding time & cost during rehab. 

I call the professionals I use investor grade professionals.  

It's not trigonometry or algebra, just simple 5th grade math. 

Generally, down grading the zoning is a smooth process.

My realtor is my grade school buddy. 30+ years of friendship.  

We have a grading system we've developed in-house which allows some leeway for certain types of credit dings (they are weighted differently).
