And, it's not cool to have pets over unless that was talked about ahead of time.Getting paid cash (even checks) nowadays is inconvenient.  

I allow pets in all of my homes and they have three small dogs - that I've realized are not housetrained.

I told them I do not allow pets.  

Yes I was able to screen so that the tenant does not smoke (not even weed, has no evictions, no felonies, and no pets.)

On our contract it states no pets.

You can use Ctrl+F to search the document for key words that are important  to you, for example renting it out or having pets etc.You can contact the HOA to get the docs but it will likely cost money and they may want to see that you have a property in their community under contract. 

Write in your new lease that tenants are responsible for keeping their pets on flea medication.

Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

We do have 3 pets (all female & spayed) - a 7-year old lab, a 7-year old beagle & a 10+ year old manx cat - who haven't damaged property in the past and we're very agreeable to a refundable pet deposit of almost any amount & accepting of a reasonable non-refundable pet deposit - we'll take responsibility for our pets. 

While also following my family method of arrive early, work hard, be dedicated, go the extra mile, get married, buy a house, have kids, do your best to be happy.I have followed these regimes since I was 10, starting with cutting, splitting, and stacking wood, pet sitting, yard work, and many other forms of physical labor.
