And, it's not cool to have pets over unless that was talked about ahead of time.Getting paid cash (even checks) nowadays is inconvenient.

Yes I was able to screen so that the tenant does not smoke (not even weed, has no evictions, no felonies, and no pets.)

You can use Ctrl+F to search the document for key words that are important  to you, for example renting it out or having pets etc.You can contact the HOA to get the docs but it will likely cost money and they may want to see that you have a property in their community under contract.

Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

We do have 3 pets (all female & spayed) - a 7-year old lab, a 7-year old beagle & a 10+ year old manx cat - who haven't damaged property in the past and we're very agreeable to a refundable pet deposit of almost any amount & accepting of a reasonable non-refundable pet deposit - we'll take responsibility for our pets
