I am interested in purchasing a rental at the Beachcomber but as a novice investor I'm trying to determine if this is a viable source of rental income for the long term compared to purchasing a single family residence that is not located near the lake.

As a new or novice investor "in general" the banks will not use the rental income until you are a "seasoned" investor.
