I’m not sure I see the necessity.

REIs come in all walks of life and finding what works for each individual, whether by preference or out of necessity, is the key. 

I had been out of the game for many years after moving to Japan and selling off everything in the US (a regrettable necessity at the time) and downloaded his book to start getting back into REI.

When you combine student loans, the necessity to be mobile (most places don't have a functioning transport system), ... etc .I have never read Dave Ramsey.

I also read the opposite argument here http://www.reiclub.com/articles/get-real-estate-license in the article he also says he did not realize the importance of having insurance into well after he had several properties and myself I thought having insurance would just be an automatic necessity (he called it "seeing the light") maybe their is a pro to having a license.

We do pay for garbage pickup (absolutely a necessity in KI Sawyer) and water (because the buildings we have are not metered separately).
