. - Geographical diversification is important to me - I want to avoid having all-eggs-in-one-market-basket, would appreciate advice on how big I should go in each market to balance this goal against the overhead of having too small a portfolio in each market.- We’re planning to move our primary residence over the next couple years as well — are there any concerns with getting a decent rate mortgage for our personal home if we get a bunch of rental property mortgages in the meantime?

So cash...here's what was shared with me:  "Your supporting documents should identify the payee, the amount paid, proof of payment, the date incurred, and include a description of the item to show that the amount was for purchases."

This would be a piece of cake for a CPA or a good bookkeeper, but here is quick description. - Property taxes that are realized (meaning you already owe them for the time period you owned the property) are expensed - If you have any property tax escrows, the escrowed part should go to the balance sheet until the tax is incurred and then it is expensed. - Rehab included in the loan.

I would argue that the market is willing to pay more because of asymmetries, and among other things, premiums for certain qualitative geographical factors (Hawaii has a nicer climate than Cleveland Oh, for example)- not because a family in Cali is "more able to pay" than a family in Kentucky.

Again, if pictures and property descriptions are accurate AND the place is not a dump, there really shouldn't be a reason for reviews to be so low.
