Before I continue I will define what I consider to be a good tenant:Pays all of the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities on the propertyStays for multiple yearsGood tenants are the result of effective screening by the property manager.

I find that when buying in transitional neighborhoods my race is an asset I'm less threating to the comminty and don't appear to be a stranger neighbors and the community are much more engaging.

I understand (and agree with) not engaging in mortgage fraud and not fibbing when buying a government owned home...but just a regular ole' bank?
