Since there will be many investors who are not willing to sign an exclusive agreement I suspect we will start seeing realtors rewriting the contract so that they get paid by the hour rather than by commission.Has anyone else experienced this?

One is at $8K (that is, to repair and put things back with the same set up as original), one is at $15K (that is, to repair and put something else better so we won't have same issue again).

That way you could get a property in CA and still have some money coming in to start looking at investing somewhere else.

The hard part is figuring out what you can easily delegate but that is true of most businesses (I was good at it when I worked for someone else, but not good at it for my own items but want to improve).  

Could also be a great opportunity for those looking to diversify or invest internationally.Does anyone else have experience with this investment vehicle or others like it?

I work a lot in this space, and I've seen too many people get burned relying on someone else's numbers.
