Is it stipulated in the tenant's lease agreement that both of you are designated as landlords, or is only one of you identified as the landlord?

They typically have a "designer" or "consultant" for free that can give advice (or research in your case) specific items.

If yes, and if you do not have much experience yourself, I would engage a local civil engineer to guide you through the initial planning phases even before you get to design & construction. 

I think bringing a design expert to run through these properties with the contractors and put together the design based on a specific budget would be a good idea.  

Creating audiences seems to be the most important feature from what I'm getting from the videos I'm watching.

So it seems like there might be a way to make no pets a positive feature of a property.

I have done a lot of design and remodeling jobs in that area.

If it truly means a reduction of 20k+ we can however live without it.While on this topic, are there other features, we may not have thought of other than pool and hot tub, that have a dramatic effect on a properties earning potential?
