Looking for a better solution to simplify expense tracking and work with a better banking product that can handle both my business operating account and the trust accounts so I can streamline better. 

I agree it’s about buying right and operating right but the one thing you can’t change is location.

Are you in a scenario where this is a big bump (additional cost than expected) but will smooth out over time after you fix things up and figure out operations?

Does anyone have any recommendations on Collections Agencies with higher success rates that operates in Tennessee and Georgia?   

To clarify for either option I will go with a full tilt property manager because I will not make enough time to run all of the operations on the property so I'm open to recommendations there too.
