Somewhere during the process he decided that he wanted a “clean, cash deal” so he told me he would take the lower price instead.

That could really screw you on your resale of the property and when you resell the property I can almost guarantee you the standard buyer will go through escrow/title company and then you just cross your fingers that everything turns up clean.

From the pictures, the property looks pretty clean.  

Upside to small town is lots of guys that want to keep their big trucks clean, and are willing to pay for a more premium wash.

You may need some repairs, paint and carpet every few years.  

I viewed the house and it is solid only needing carpet and paint.

For example, typically if a tenant leaves the unit in good condition, we'll refund the full security deposit minus a nominal cleaning fee.  

I was able to completely clean out the ne'er-do-wells in my one building- which was great, but costly having to carry an entire building while renovating and discovering issue after issue...

Here in NY, Sandy didn't get cleaned up and people back to work for quite a few weeks.
