I know there are hours requirements but I don't think you can pass the smell test if you only have 1-2 rentals.

Honestly, unless you have a sizable team of seasoned pros or run a PE slave-shop where you can grind Ivy-league analysts for 100+ hours, you will be fighting a losing battle. 

Before anyone cries foul, consider that the investment property mortgages with the more favorable / liberal math are typically at 25% down, whereas owner occ are frequently 3% to 10% down.
