Just looking for advise.. doesnt seem too hard to me, plan is to rent a mini excavator, dig up yard (120 feet back yard house to alley) then lay new sched 40 PVC down.. couple questions..can i just lay the new pipe over the old clay pipe or do i need to remove the clay pipe?

Is this for them to get away for a few days as a mini vacation or some place to stay until they head out?

The high-level plan is to build a cozy shed with space to sleep and work and have a mini kitchen and toilet and shower. 

You are required to use all reasonable efforts to fix situation and I think its dubious if 10 days for a fridge repair with no mitigation (not even a $125 mini fridge?)

Being that the water and electric are there, I would ballpark 40-50k.10k kitchen, 7k bath, 4k floors, 4k drywall, 5k furnishing, 2k paint, 2k mini split, 2k windows x 1.5% for the "oh sh*t" factor. 41k

There are still opportunities to buy acreage and subdivide into mini ranches.
