HELOC on investment property

Has any one had any experience with doing HELOCS on rental properties? How hard is it to find lenders for it? Is the process more stringent?

I am an investor here in Texas. Rental property is currently leased out. The appraised value is 185k and current loan is 127k

Would like to hear your experiences.
