That's nice, but investigate credit score cut offs, employment screens, pet/prison/income criteria, how to recognize necessity moves (probably stiffed the old landlord), etc. etc., and work up your own criteria, consistent with local laws.

Been keeping my nose to the grindstone a little too much so far in this life, and have only recently realized the benefits and necessities of other sources of income.

However, a pool in a rental could be a big liability but I understand in certain parts of the country, it's almost a necessity.

So, if you are average, you make $30,000 a year doing flips full time.If the average is $15,000 then that by necessity means a lot of people make less than $15,000 per flip and some lose money.
