Title is issued at the time of the foreclosure commencement (TSG or Trustee Sale Guarantee here on the West Coast) so, any liens show up before the notice of sale (Or judgment for you attorney states) and are dealt with then (Dealt with in the sense that if they are junior, they are noticed that they will be wiped out in foreclosure if they don't pay the senior off).

The plan is for the LLC to remain a 'disregarded entity' and the income to flow into the 1040, and to pay the self employment taxes.I got a call from a junior guy at Equity Trust after I had submitted paperwork in which he said that 1099 income is not considered eligible for solo 401k contributions, but W-2 is.

As stated many times, I don't know a lot when it comes to understanding these things and wish there was some sort of course where I could learn these things for when I go to auctions to see what is what and whether or not I am buying the property, or buying some sort of junior lien.I am guessing that the value of this property is much more than $665,000 if the new owner took out multiple loans and did not exceed 70% of the value of the property.First inageSorry, but I cannot figure out how to put more than one image on a post.Thank you very much.
